Replacement of original coach house and upgrading of main house.
The property, which is in a Conservation Area, is a substantial three storey Edwardian house built in the Arts and Crafts style of Bedford Park.
The brief was to refurbish the existing house, demolish the adjacent coach house/garage, which was in poor condition, and build a new self-contained building providing a ground floor granny flat and additional first floor family accommodation. In addition, a games room was constructed in the basement.
Hard and soft landscaping to the front and rear gardens was also provided.
The resulting new building is set back from the main building line and incorporates a lead finished barrel vaulted roof with large arched windows at each end. Soft red bricks on the front elevation were quoined into London Stock bricks on the side and rear elevations; white string courses and cornices; white glazed timber screen and railings all echo the local vernacular.
The project, which was phased, required complex and lengthy negotiations with the Planning Authority, local residents and English Heritage.
